These Terms & Conditions (“Terms”) govern your access to and use of FSBO.ms (“the Service”), a website operated by Nuzu Marketing. By creating an account, listing a property, or otherwise using the Service, you agree to these Terms.

1. About the Service

FSBO.ms is a self-service listing platform for property owners in the Golden Triangle area of Mississippi. We provide tools to create, publish, and manage property listings, receive inquiries, and process optional booking requests. We are not a real estate broker, agent, or party to any transaction between owners and visitors.

2. Account responsibility

You must be at least 18 years old and have authority to list the properties you submit. You are responsible for maintaining the confidentiality of your account credentials and for all activity that occurs under your account. You agree to provide accurate, up-to-date information and to keep it current.

3. Acceptable use

You agree not to use the Service to:

• Post false, misleading, or fraudulent listings.
• Violate any applicable law or regulation.
• Infringe intellectual property or other rights.
• Harass, spam, or abuse other users.
• Probe, scrape, or interfere with the platform’s security or performance.

4. Listings and content

You retain ownership of the content you upload. By submitting a listing, you grant Nuzu Marketing a limited, non-exclusive licence to host, display, and process that content solely to operate the Service. We reserve the right to remove listings that violate these Terms or that we reasonably believe to be fraudulent or unlawful.

5. Payments and subscriptions

Our order process is conducted by our online reseller Paddle.com. Paddle.com is the Merchant of Record for all our orders. Paddle provides customer service inquiries and handles returns. By purchasing a plan, you agree to Paddle’s Buyer Terms. Plans may be monthly or one-time; specific terms, renewal periods, and minimum commitments are shown at checkout.

6. Refunds

Refunds are handled in accordance with our Refund Policy.

7. Termination and suspension

We may suspend or terminate your access for material breach of these Terms, non-payment, suspected fraud or security risk, or repeated or serious policy violations. You may delete your account or cancel your subscription at any time subject to the terms shown at checkout.

8. Disclaimers

The Service is provided “as is” without warranty of any kind. We do not guarantee uninterrupted or error-free operation. We are not responsible for the accuracy of listing content or for the outcome of any transaction between owners and third parties.

9. Limitation of liability

To the fullest extent permitted by law, Nuzu Marketing’s aggregate liability shall not exceed the total amount paid by you to us in the six months preceding the claim. We are not liable for indirect, consequential, or special damages, except where prohibited by law.

10. Governing law

These Terms are governed by the laws of the State of Mississippi, United States. Any dispute shall be resolved in the courts located in Lowndes County, Mississippi.

11. Changes to these Terms

We may update these Terms from time to time. Continued use of the Service after changes constitutes acceptance of the revised Terms.
